Renovating Historic Villas in Denmark: The Greenest Building Is the One Already Standing

Denmark's villa neighborhoods the patrician houses of Hellerup and Frederiksberg, the bedre byggeskik homes of the 1920s, the crisp functionalist villas along the coast are one of Europe's great domestic architectural inheritances. They are also, increasingly, the most intelligent sustainability decision a homeowner can make. Let me explain why I believe renovation is the noblest work an architect can do today, and how to do it without ruining either the house or your nerves.

The Carbon Argument Nobody Can Refute

Every existing building is a store of embodied carbon — the emissions already spent, decades ago, firing its bricks, sawing its timber, casting its foundations. Demolish it, and that investment is thrown away; build new, and you spend it all again. Study after study across the Nordics reaches the same conclusion: a thoughtful deep renovation almost always outperforms demolition and new construction on lifecycle carbon, often dramatically.

This is why I tell clients, without hesitation: the greenest building is the one already standing. A 1912 villa transformed to modern comfort is not a compromise against a new-build. On the metric that matters most this century, it is the superior project.

What These Houses Get Right — And What They Don't

The old masters gave us extraordinary raw material. Solid masonry walls that buffer heat and humidity. Generous ceiling heights and tall windows built for daylight. Roof timber of a quality you can barely buy today. Craftsmanship — mouldings, stairs, parquet, glazed doors — that would cost a fortune to recreate.

What they did not give us: insulation, airtightness, or heating systems fit for 2026. A historic villa can easily consume several times the energy of a new home. The task of renovation is to close that gap without destroying the qualities that made the house worth keeping — and this is where expertise earns its fee, because old buildings punish ignorance.

The Craft of Getting It Right

Let the building breathe. Solid masonry manages moisture in a way modern cavity walls do not. Wrap it carelessly in vapour-tight insulation and you invite condensation, rot and mould into a structure that stood healthy for a century. We work with diffusion-open, often bio-based insulation — wood fibre, hemp, cork — and we insulate from the inside only where the facade demands preservation, always with moisture calculations, never with guesswork.

Windows: restore first, replace last. Original Danish windows in slow-grown pine are frequently better joinery than anything on the market. Restored, weather-stripped and paired with an inner glazing layer or discreet vacuum glass, they can approach modern performance while keeping the facade's soul. Ripping them out for plastic frames is the single most common act of vandalism I am asked to reverse.

Heat from below, energy from above. The transformation that changes everything: out with the oil or gas boiler, in with a heat pump — and where the roof orientation allows, photovoltaics integrated with respect for the roofscape. Combined with envelope improvements, we routinely bring century-old villas to a fraction of their previous energy use.

Ventilate deliberately. Once you tighten an old house, you must ventilate it mechanically with heat recovery. Fresh air is not optional; it protects both the occupants and the building fabric.

Honour the hierarchy of the plan. The best transformations do not fight the villa's logic — the fine rooms toward the street, service spaces behind. We open where opening is honest (the kitchen's relationship to the garden is the great unfinished business of most historic villas) and preserve where the original rooms are the treasure.

Know Your Legal Ground

Denmark distinguishes between fredede (listed) buildings, where changes require approval from the national heritage authorities, and bevaringsværdige (preservation-worthy) buildings, where the municipality and local plan set the rules — often governing facades, roofs and windows. Establish the status before you dream too specifically. In my experience the constraints, rightly read, are not obstacles; they are a brief. Some of our most poetic solutions exist because a preservation officer said no to the obvious one.

Budget Honestly

A deep, high-quality villa renovation in Denmark typically runs DKK 20,000–35,000 per square metre, and surprises are a certainty, not a risk — carry a contingency of 15% and sleep well. Sequence the work by logic, not by visibility: roof and envelope first, systems second, kitchens and beauty last. The instinct to start with the visible is human. It is also how renovations go wrong.

A Hundred Years Back, A Hundred Years Forward

When we hand back a transformed villa, I think of it as a relay. Someone built this house with care a century ago; our work must deserve the century ahead. That means comfort and near-zero energy bills, yes — but also reversible interventions, documented materials, and respect for craft we did not create.

This is my position, and I hold it firmly: Denmark does not need to demolish its way to a sustainable building stock. It needs to love its existing one competently. The villas are waiting. They have already done the hardest part — they exist.
